What you think about this real estate tech company? I do not post a long description since there is a very good video series what it is about. Currently trading 1x sales (150m revenue) due to extremely poor macro environment.
They have put out (possibly) industry revolutional products such as AOL (attorney opinion letter) with patented process. This is approved by Fannie Mae & Freddie Mac for example.
Another interesting product they have is Anow Real Estate Appraisal Software that is used by for example United Wholesale Mortgage (perhaps part of the reason for their recent success?)
And the most recent aquisition Blue Water Financial Technologies (bluewater-fintech.com) that has build a unique marketplace for MSR's. Chief Manager interview can be found from here: Interview with Al Qureshi of Voxtur (VXTR, VXTRF) - YouTube , and btw he just bought Voxtur shares ~$5M.
Voxtur is followed only by two analysts and recommendations are Buy/Hold and concensus target price 0.83 (+275% from current price)
In Q3/22 Voxtur had break even and some revenue was moved to Q4 which should be slightly positive. Anyway if they perform better than any other competitor in this macro environment I think this is worth exproring further. Any thougts? Good time for entry?

hi again lol, i’m sorry that i’ve been posting a lot it’s just this is really the only place i feel like i can talk about these things because i know you guys truly understand.
i try my best to always stay positive during this new life of mine with a chronic illness but sometimes it’s just really hard.
i think it’s just been really hard because there’s always a voice in the back of my mind that’s like “what if it gets worse” or “what if you never see improvements” even though im doing what i can to make sure these things don’t/will happen.
i’ve accepted that it won’t go away and this is something i will have to live with for the rest of my life which is a hard pill to swallow.
some nights i just cry because i don’t want to feel this way anymore.
i feel like i’m so hyper aware of every little thing happening with my body now and it drains me so bad. i see or experience something new and i’m immediately like “what if this is something bad” and then i spiral.
i think it’s just the fact that it all happened so suddenly. i just got some illness during winter like many people do and suddenly my life is never going to be the same again.
i have a concert i’ve been dying to go to in May and instead of being excited about it i’m terrified. what if i can’t go?? what if i get sick while i’m there? what if something happens? i wish i could just go about my life without these worries but i can’t anymore and it just sucks.
i’m in this weird stage where i’m still grieving but at the same time i’ve accepted it, because i know this is just something i have to deal with now and shape my new life around to make sure i stay safe and comfortable but sometimes i just wish i could take a shower without using a shower chair or i can go to the store because i need something real quick or i don’t have to have prepare for the worst and hope for the best every time i want to do literally anything
i’m so scared my life just got swept away. i’m only 18, i have big dreams, big plans. i want to see the world, meet new people, make so many memories. i want to dance and perform. i want to be a mom eventually and watch my child grow into their own person
but i feel so sad and so stuck i can’t see a true future for myself at all.
im someone who loves to be outside and travel. i haven’t been able to leave my house in MONTHS except to go to doctors appointments which alone drain me so bad. i feel so claustrophobic staying inside all the time but i physically can’t do anything it’s tearing me apart.
idk idk i’m sorry this is a lot and i don’t mean to just dump this all here but if i vented this out to someone else they wouldn’t understand the struggles fully. i don’t want to seem ungrateful because i know there’s so much i should be grateful for, and i truly am, some days are just really really hard to get by.

Also this is really embarrassing stuff but I need answers
I did acid and had a bad trip which started out with me gradually getting very irritated that my roommates friend was in the apartment I kept saying to myself in my room "Get out of my house" and eventually I got naked in my room pacing with my racing thoughts and listened to Mitski and Fiona Apple feeling so high and on top of the world then crying, then feeling high again. I started feeling narcissistic, saying over and over how much better I was than the whole world.
Now this sounds like mania, and I feel like what happened after was mania (sleepless nights, moving too fast at work, thinking I was going to break my entire family free from generational trauma, etc), but I question about whether or not it's what I needed because after that trip was over I cried the second hardest time I'd ever cried (the first was when my mom died) in waves of radical acceptance and forgiveness of mainly my mom for everything, and myself for everything.
After that, I entered the world with this new bravery. I was simultaneously at one of my lowest points, but trying the hardest I'd ever tried to be better
Honestly now that I type it out maybe it was both a bad move and a catalyst for change in myself
Maybe it had to get that bad for me to realize I needed to start living differently
I got sober, started on mood stabilizers, and stopped pretending I could just handle everything on my own
Despite the mania I'm thankful I had that experience

Listen, I have a menagerie, I am solely responsible for it, for the most part. My man does feed dogs and fill up water bowls. But every plant and animal in this house is cared for by me. I've been trying to show him how to care for my fish and plants and he just kind of... Shrugs it off? Like it's going to be really easy. I'm so scared I'm going to be out of service for a week or two and my expensive ass plants are all going to be dead and my fish and snails are going to be dead or worse... Suffering from starvation.
I do everything from cleaning cat boxes to feeding fish. Cooking, deep cleaning, laundry, sweeping, mopping, they are all my chores. He thinks he does equal work around here ... But I work 50+ hours and I am definitely responsible for the most work. I finally got him cooking these last three weeks finally.
I've started my seedlings for my outdoor garden (which is all raised huglekulture beds and require no bending.... But if I'm going to be indoors with limited mobility all fucking summer I am going to have a garden. He just has to help me plant it. And drag the hose over so I can water it at week 4 post op.
I'm just really scared he's going to realize how fucking sick I'm going to be and want any more to do with me, or just let it all pile up until I feel better 12 weeks post op or some shit) for me to do all of the work mentioned above.
He constantly says he's got it under control.... But man, I just have this fear or being let down.

So I was playing in an adventure where, after besting the final boss we, the players, had free reign to wander the boss’s manor and loot as we desired.
Our DM made the choice to run this in something of a traditional Gygaxian design philosophy, where we had a whole big house full of rooms, with treasure scattered intermittently. This house was a five Bed/Five Bath, a bargain at any price!
But what we soon discovered was that most of the rooms in this house contained precisely jack-shit. The intent was for us to search the house room by room, hoping to discover treasure along the way, but the effect was 3/5ths of the party immediately got frustrated and disengaged, leaving the other two to poke around in a desultory fashion hoping to find something or other.
I want to stress again that the adventure was functionally over. Enemies were dead, boss was banished to the Far Realm. All that was left was to cash our chips and leave the table.
So the question: How does one make hunting for treasure after the adventure compelling? Especially with limited stakes?
TL;DR: How do you make hunting for treasure in the dungeon interesting once the fighting is done, especially when the treasure is scattered across multiple rooms?

We are staring kitchen reno next week and still debating if we should go with a 30" vs 36" gas range. My wife and I are absolutely sure that 30" is plenty enough to cook for our family (and the occasional guests) but we are worried that going from the current 36" cooktop to a 30" range oven is not a downgrade given that we bought our new house for $760k.
